This Express is among the highest revenue performers for the Express brand in the IHG system.  Its 2022 revenue shows a nice increase over the same period 2021, and is approaching record 2019 levels.   It features a 9.5% cap rate at the asking (based on YE 2021), and could be over 10% based on the current level of increased revenue.

Executive Summary

This 90 key Holiday Inn Express Fremont has been a consistent and outstanding performer for a number of years, and continually provides an attractive gross and net income for its owners.   Its performance through the pandemic is further proof of the strength of the hotel and the resiliency of the overall market.  The offering also features over 4,000 sq. ft. of meeting space, which is a key factor in its high performance.   The broad mix of business touches all segments, including transient, local events, commercial, university, government, and meetings/conferences.   The Express is a perennial STR leader in all 3 key metrics.

Fremont, NE, (population 28,000) is one of those places where people enjoy the smaller market living, while having quick access to a MSA market of over 550,000.  Located on the Platte River, Fremont was once a bedroom community to Omaha (about 20 minutes to the western fringe), but has become a significant commercial hub in its own right.  Major employers include those in manufacturing, agriculture, food processing, healthcare, transportation and education.   A number of businesses have over 1500 employees, including Valmont Industries, Wholestone Farms, and Lincoln Premium Poultry.  In addition, Fremont is home to a community college (MCC) and also Midland University, a four-year private university with nearly 2,000 students, faculty and staff.  Midland offers over 30 different majors and 16 post graduate programs.

Finally, Dodge County has historically been a good business and hospitality town.  Current unemployment hovers at less than 2.5% and sales tax revenues continue to show an upward trend.  During the pandemic, unemployment only reached 8%, half of the national average.   Its small market ambiance is appealing, but still close to a major metro area.
