Executive Summary
This beautiful resort hotel was built in conjunction with the Village of Ruidoso under a development agreement and long term leasehold interest with associated real estate tax abatement.
The Lodge is immediately adjacent to the 33,000 sq. ft. Ruidoso Convention Center both of which are nestled in the heart of the Sacramento Mountains and Lincoln National Forest. Surrounding this impressive setting are the Links at Sierra Blanca Golf Course, a Jim Colbert designed links style championship course, one of the higher rated in New Mexico.
With the 12,000 sq. ft. Sierra Blanca Mountain (Ski Apache) overlooking the area, the Ruidoso Valley features a wide variety of recreational and vacation opportunities. On numerous occasions, the local population of 9,000 will swell to over 40,000, based on the many events, conventions, casinos and attractions. In addition to the pristine setting, Ruidoso is also home to the “Worlds Richest Quarter Horse Race”, at the Ruidoso Downs Racetrack and Casino. The large casino at the Inn at the Mountain Gods also contributes to the influx of tourists to the area.
As an independent hotel, the lodge delivers very attractive top line revenue, without the costs of franchise royalties and marketing fees. Furthermore, the operation is not a true full service business model, with food and beverage limited to breakfast, special events and social hour. For those skilled at operating resort properties, the offering represents an opportunity to improve the operational efficiency of the hotel. As you drive along Sierra Blanca Drive and approach the Lodge, we believe its distinctive architecture and the alpine setting will encourage you to investigate further.
