Rodeway Inn - Sioux City, Iowa

Executive Summary

The Rodeway Inn is located on heavily traveled I-29 in Sioux City, IA.  The absentee owners have renovated the property to a point where it is competitive in quality to any hotel within its price point.  Although the property was originally a full service hotel, the owner has scaled it back to the point of a limited lounge and full banquet space.  Many improvements have been made to the main building, including new carpet and paint throughout, beds, bedding and guestroom bathroom tile floors.  The owners also installed 4 new water heaters in 2010.

The hotel offers a number of room types, from standard rooms to suites.  Extended stay business (construction, rail, trucking & energy companies) makes up approximately 20% of the room revenue. We feel this segment can be increased with greater local and regional marketing efforts.   With its position off of I-29, the hotel also enjoys a significant amount of transient traffic.

The hotel’s central location makes it easy access to area demand generators, including three private universities and a  variety of activities, including golfing, hiking and more.  I-29 delivers a significant amount of traffic as it connects Kansas City with North Dakota.  Sioux City is also a popular stop over for tourists visiting Mt. Rushmore.
