Super 8 - Rolla, Missouri

Executive Summary

Rolla, MO is located less than 100 miles from downtown St Louis, on very busy I-44.  The hotel demonstrates direct "inbound" interstate visibility on the frontage road. Opened in June, 2008, this newer Super 8 produces nearly $15K per room in annual revenue. Furthermore, the hotel scores consistently in the "A" range (QA) and ranks among the top area hotels on TripAdvisor.    Guests are offered of room types including Kings with Jacuzzi tubs.  With a one bedroom suite, an on-site owner could continue its use as a rental or utilize it as a living quarters.

The hotel also offers a very efficient layout, granite throughout, upgraded furniture package with large desk work surfaces, tile bath floors and an indoor pool.  It also features executive king rooms with sitting areas, which is very uncommon in economy hotels.

One item of note.....this hotel greatly exceeds its compset in occupancy penetration, but is below its compset on ADR.  There is no doubt that rate growth will be possible.
