EconoLodge Inn & Suites - Overland Park, Kansas

Executive Summary

The Econolodge Inn & Suites is located in one of one of the most favored suburbs in the KC metro area.  In 2003-04, its former lender-owner injected over $3.0M into renovating the hotel.  During the renovation, the main building was "gutted" to the studs and the building received all new plumbing and electrical systems.  Also included in the renovation were new wallcoverings, new case goods, granite vanities and hardware, new surrounds, tile bath floors, and carpet throughout.  A new roof and portico were placed on the main building in 2003.

The back building rooms received similar renovations, including conversion of several units to kitchette suites.

The hotel is located on a major east-west thoroughfare, in an "in-fill location.  it is near 2.0M square feet office space and major employers, such as Intercom Communications and Waddell and Reed.   For these reasons and based on the condition of the facility, we believe there is significant upside for an operator with a creative marketing plan, especailly as the economy improves.

As you tour this facitlity, it is evident that significant dollars were spent on the property and that you will also see the potential.
