Overview

With a population exceeding 250,000, Lincoln has become one of the fastest growing MSA’s in the Midwest. The area boasts a number of significant demand generators for the hospitality business including University of Nebraska, the State Capital, the Nebraska State Fair and the Lied Center. Lincoln has been recognized by a number of business magazines, including Forbes (“Best Places for Business”) and Inc. Magazine (“Hottest Midsized Cities”).  Over the past several years, the Days Inn has maintained a relatively high occupancy level due to ownership’s desire to compete at a lower ADR.  Although there is competition at all levels, the Days Inn could be re-positioned, with a renovation of the rooms, to surpass the budget motels and compete in the mid-level market.  If the hotel were renovated and re-marketed, it could attain ADR gains in excess of its present level, increase the room revenue, and therefore, investment value.   Even if no changes were made, an onsite owner could lower expenses and still create attractive cash flow. At under $30,000 per key and with unrealized potential for an onsite owner,  we believe the offering will create a high level of interest.
