Executive Summary

The Candlewood at KCI opened in March, 2010 and is located at the Airworld exit 112.  This lender owned new prototype is the first mid market extended stay to be opened for years, with the only other direct competitor being the Homestead Suites and the older Chase Suites (former Residence Inn). As with any metro airport market, the recession has been a factor in hotel performance.  However, the market appears to be in the recovery stages.    There are also over two million square feet of office space in Airworld, with notable corporations such as CitiCorp, General Motors and several national headquarters for a number of associations.

The hotel offers 3 suite types with full kitchettes and full size appliances.  All units feature generous work surface for the extended stay client, plus an easy chair or recliner is standard.

For those familiar with the Candlewood business model, the operator can usually expect a net income ratio to gross revenue of 50% or higher, once the hotel has stabilized to a revenue level shown above.

If you are looking for a new hotel with no development hassles,  near in international airport and with a motivated seller, this offering deserves closer consideration.  The new Candlewood Suites shares the front parking with a new Comfort Inn owned by the same lender and is offered as a package.   Both hotels are still in the ramp up stage, but both should compete well within their compset.
