Holiday Inn Express Hotel & Suites - Eldorado, Kansas

Executive Summary

This "pride of ownership" hotel features a very attractive visual appeal with a corresponding pleasing sense of arrival.   The Express was opened in September 2007 and quickly ramped up.  Even in the face of the worst recession since the 1930's, the hotel continues to perform well.  When it was built, the hotel was granted 100% real estate tax abatement on the improvements for a period of 10 years. The abatement expires on 01-01-2017.  The balance of the tax abatement can be assumed (with City aprroval) by a new owner.  The result of the tax abatment equates to a $90K per year tax savings (estimated). 

The local economy is driven by many demand generators, including the massive Frontier Eldorado refinery, BG Products and Butler County Community College.  The I-35/ KS Turnpike location also delivers a significant amount of transient traffic to the area.
